GTA home sales saw another jump in June, but new listings continue decline

Year-over-year home sales in the Greater Toronto Area increased for a fourth straight time in June while new listings declined over the same period.

The Toronto Regional Real Estate Board (TRREB) says sales in the first half of the year were higher compared to the same time period in 2025.

However, new listings are down significantly in 2026.

“After a slow start in the first quarter, we saw a marked improvement in home sales in the second quarter of this year,” TRREB president Daniel Steinfeld said in a statement .

Steinfeld expects a higher number of purchases in the last six months of the year after a sluggish start to 2026.

According to the organization’s data, 5,404 homes were sold last month, up 1.4% from June 2025.

Meanwhile, homes listed for sale saw a nearly 4% decline year-over-year with 12,897 added to the buyers market.

Average sale price down

In addition, the average sale price of a home was down year-over-year in June to $1,023,950, but the rate of decline was not as sharp.

“If market conditions continue to tighten in the second half of 2026, selling prices could move in line with 2025 and eventually post some increases,” TRREB’s chief information officer Jason Mercer said.

“This would give an increasing number of households the confidence to move back into the marketplace.”

TRREB CEO John DiMichele said housing affordability remains top of mind for buyers.

“Development charges, while essential to funding local infrastructure, have substantially increased the upfront cost of housing delivery,” he said.

“This, in turn, contributes to higher purchase prices and rental costs as they can amount to up to 20% of a home’s purchase price.”
